- A search for the perfect home

- Contact with intermediaries

- Detailed contract for the purchase of the property

The client then pays a reservation fee (this varies by developer), followed up a while later with the deposit. There are then staged payments made, and these will be advised to the client at the time of reserving the property. Once the contract is drawn up, the price is finalised- there are no increases to budget from this.

In Alicante and Murcia, currently the IVA (sales tax) is 10% of the purchase price (including all options, etc.) and this, as well as Notary and legal fees, need to be paid at the time of completion.

- Legal advice

We will introduce the clients to an independent legal advisor that will work on their behalf to ensure the purchase process runs smoothly, while liaising with our after sales manager, so you know the current status of your build at any given time.

- Tax Identification Number (NIE)

The legal advisor will take care of all the necessary paperwork- NIE numbers (you need one to purchase a property) as well as representing you at the notary for the purchase, if required, with a power of attorney.

- Regulated transfer service

We can introduce clients to a money transfer service that is fully regulated in the UK and Spain, offering the best possible rates, if required. We can then arrange any extras that you may need. White goods, furniture packs, lighting, and air conditioning we have specialists in each area that can help add the finishing touches to your new property.

- Close treatment

Once the sale is completed, our sales representative will then meet you and take you to your new property- and we are also on hand after the sale to help with any enquiries you may have.
